Belle Vernon business gets zoning approval to expand

The Fayette County Zoning Hearing Board on Wednesday granted a variance from setback requirements that will allow a Belle Vernon business to expand.

Brent A. Smith, owner of Maccabee Industrial Inc. of Water Street, is seeking to expand the manufacturing business.

Attorney Anthony Dedola said Smith bought additional property in January 2010 and is looking to construct three new buildings.

Jason Artis of Fayette Engineering of Uniontown said Maccabee Industrial currently has 56 employees. He said plans are to construct new buildings on the property zoned M-1 (light manufacturing) to use for steel manufacturing.

Smith said the business manufactures steel products and makes precast concrete products, as well as dealing with cell towers and construction fabrication.

The new buildings will be constructed on existing concrete pads and will measure 35 by 60 feet, 40 by 100 feet and 120 by 258 feet. The variance was needed because one building doesn’t meet the setback requirements on the property and is too close to the railroad right-of-way to meet the zoning requirements.

The zoning board granted approval for three other unrelated requests during morning hearings.

Daniel G. and Linda S. Froble were granted a special exception for a billboard advertisement on property zoned B-1 (general business) in Perry Township.

Daniel Froble said the off premise billboard will be at the intersection of Routes 51 and 201.

Texas Eastern Transmission LP was granted a special exception for an expansion of a public/private facility on property in North Union Township.

Kevin McCrary said plans are to build a 30-by-32 foot addition to an existing 32-by-36 foot welding shop to fabricate valves. The property is zoned R-2 (residential), and the current building has been located there since the 1940s, McCrary said.

McCrary said the site is being used for welding now, but with the new building it will be under roof. He said the building is in the center of 50 acres owned by the company.

The zoning board also approved a variance from minimum lot size, width and setback requirements for property zoned A-1 (agricultural rural) in German Township. Roger and Wilma Skelton of Sunshine Hollow Road were seeking the approvals that will allow two separate mobile homes to remain on a subdivision that was formerly one tract of land.

Surveyor John Logan said the Skeltons need the approval to come into compliance with the zoning ordinance.
