Nationally, home sales increased steadily from the mid-1990s and peaked in 2005 when 1.28 million homes were sold, according to the U.S. Census Bureau.

In the northeastern United States, sales peaked in 2004 when 83,000 homes were sold then decreased slightly to 81,000 in 2005.

Sales fell sharply in 2011 to 306,000 nationally and to 21,000 in the northeast. Those were the lowest number the bureau has on record dating to 1963.

Since then, sale rose to 428,000 nationally and 31,000 in the northeast in 2013.

In Fayette County, 454 homes were sold for a combined total of $52.3 million and South Union Township had the highest sales volume and prices among the municipalities in 2012, according to the county multi-list.

The average sale price in the county was $115,228, the median price was $93,500 and the average difference between the sales and list prices was $8,105. Those homes spent an average of 111 days on the market.

In South Union Township, 88 homes sold for a total of $14.75 million. The average sale price was $167,631, the median price was $147,500 and average difference between the sales and list prices was $10,074. Those homes spent an average of 113 days on the market.

Uniontown had the second most sales, but homes in North Union Township sold for higher prices than homes in the city.

In Uniontown, 53 homes sold for a combined $5.06 million. The average sale price was $95,597, the median price was $82,500 and the average difference between the sales and list prices was $8,404. Those homes spent an average of 150 days on the market.

In North Union Township, 32 homes sold for a total of $3.83 million. The average sale price was $119,821, the median price was $93,000 and the average difference between the sales and list prices was $9,956. Those homes spent an average of 121 days on the market.

Comparisons with other areas of the county is somewhat difficult because the multi-list combines the more rural municipalities.

Figures for Connellsville include the city of Connellsville, Connellsville Township, Dunbar Borough and Dunbar Township. A total of 93 homes sold for a combined $8.54 million in those municipalities. The average sale price was $91,896, the median price was $85,000 and the average difference between the sales and list prices was $6,318. Those homes spent an average of 94 days on the market.

In German and Nicholson townships and Masontown Borough, 29 homes sold for a total of $2.74 million. The average sale price $94,576, the median price was $77,000 and the average difference between the sales and list prices was $6,952. Those homes spent an average of 87 days in the market.

In the mountain area, which includes Wharton, Stewart and Henry Clay townships and Markleysburg and Ohiopyle boroughs, 31 homes sold for a total of $4.66 million. The average sale price was $150,410, the median price was 159,000 and the average difference between the sales and list prices was $12,026. Those homes spent an average of 109 days on the market.

Countywide last year, 477 homes homes sold for a combined $56.48 million. The average sale price was $118,426, the median price was $97,000 and the average difference between the sales and lists prices was $6,582. Those spent an average of 109 days on the market.

In South Union Township, 90 homes sold for a total of $16.27 million. The average sale price was $180,866, the median price was $168,750 and the average difference between the sales and list prices was $6,796. Those homes spent an average of 97 days on the market.

In Uniontown, 66 homes sold for a total of $5.69 million. The average sale price was $86,252, the median price was $74,200 and the average difference between the sales and list prices was $6,290. Those homes spent an average of 101 days on the market.

In North Union Township, 55 homes sold for 46.22 million. The average sale price was $113,111, the median price was $90,000 and the average difference between the sales and list prices was $4,800. Those homes spent an average of 104 days on the market.

In the Connellsville area, 84 homes sold for a total of $8.36 million. The average sale price was $99,607, the median price was $85,075 and the average difference between the sales and list prices was $7,436. Those homes spent an average of 122 days on the market.

In German and Nicholson township and Masontown, 34 homes were sold for a total if 42.76 million. The average sale price was $81,265, the median price was $67,900 and the average difference between the sale and list prices was $6,470. Those homes spent an average of 140 days on the market.

In the mountains, 29 homes sold for a total of $5.04 million. The average sale price was $174,131, the median price was $146,500 and the average difference between the sales and list prices was $13,018. Those homes spent an average of 120 days on the market.

Countywide through Feb. 14 this year, 33 homes sold for a combined $3.56 million. The average sale price was $107,892, the median price was $85,150 and the average difference between the sales and list prices was $9,644. Those spent an average of 77 days on the market.

In South Union Township, six homes sold for a total of $848,500. The average sale price was $141,417, the median price was $135,000 and the average difference between the sale and list prices was $14,100. Those homes spent an average of 61 days on the market.

In Uniontown, four homes sold for a total of $313,000. The average sale price was $78,250, the median price was $76,000 and the average difference between the sale and list prices was $5,100. Those homes spent an average of 72 days on the market.

In North Union Township, two homes sold for $324,500. The average sale price and median price was $162,250 and the average difference between the sale and list prices was $16,750. Those homes spent an average of 222 days on the market.

In German and Nicholson townships and Masontown, three homes sold for a total of $120,900. The average sale price was $40,300, the median price was $15,000 and the average difference between the sale and list prices was $6,600. Those homes spent an average of 97 days on the market.

No homes sold in the mountain areas of Fayette County as of Feb. 14.
