Uniontown lots consolidated for new construction

The Uniontown Planning Commission on Wednesday approved several lot consolidation plans, but held off on approval of a development plan for a doctor’s office.

Six lots owned by the Uniontown Redevelopment Authority on Lemon Street were consolidated into two lots for the construction of two new homes. The one house already has been built and ground was broken for the other last week. The authority had been under the understanding that the lot consolidation had taken place prior to the purchase.

In addition, a paper alley that runs beside one of the lots will be abandoned and become part of the lot, providing driveway space for the house.

The second hearing was for the consolidation of two lots on Route 40 near the Route 21 intersection. Two houses had been on the lots but have been demolished. Dr. Mamoon Rashad wants to construct a 6,450-square-foot medical office on the site. It will house one physician and six employees.

Concerns were raised during the hearing regarding parking and potential traffic congestion in the alley which is used as the access for several businesses in that area.

“I do think the alley is going to be a mess, but that has nothing to do with this use. This alley was never meant to be used the way it is now,” Commission member Matthew Dowling said.

The plan provides sufficient parking as required for the proposed development, with 17 spaces indicated on the plans. A concern of the planning commission members was storm water drainage because soil will be covered with asphalt.

Action approving the development was postponed until the drainage issues are addressed.
